Pressure Washing in Tallahassee, FL

Green film on the north side of the house. Gray fuzz on the soffits. Yellow pollen on everything every spring. That's what Tallahassee does to a house, and it's why we pressure wash. We wash before an exterior repaint, and we wash houses that aren't getting painted at all.

Why houses here get dirty so fast

Tallahassee is wet and warm most of the year. June through August is the rainy season, ten or eleven wet days a month with highs in the low 90s. Mildew likes that. It grows on shaded siding, under eaves, on the side of the house that never sees afternoon sun. Spring drops pollen on top of it. Summer rain glues the two together.

Paint over that and the paint fails. It never bonds to the siding. It bonds to a layer of dirt, and before long it peels off in sheets. So the wash is where a repaint starts.

Washing before we paint

If we're doing your exterior painting in Tallahassee, the wash comes first. It knocks off the mildew, the pollen, and the chalky old paint. It also shows us the house. Once the grime is off, soft fascia and rotted sills are easy to spot. If we find rot, we say so before any paint goes on. That is covered on our wood rot and carpentry repair page.

Then we let it dry. We don't paint wet wood. How long that takes depends on the weather that week. If it rains for three days, we wait, and we tell you we are waiting.

Washing on its own

You don't have to be painting to call us. Plenty of houses just need the mildew gone. Siding, walks, driveways, decks, fences. What we wash and what we don't:

More pressure is not better. Too much of it and you tear up wood siding, etch soft brick, or drive water behind the boards. The job is to get the surface clean. If something should be washed gentle or not at all, we'll tell you at the estimate.

How it goes

Marshall or Gerard walks the house with you. Free estimate, written quote. We're usually booked out, so we'll tell you when we can start. On the day, shows up, works, and cleans up. We are insured, general liability and workers' compensation, and you can ask for the certificate.

If the wash is the front end of a repaint, the schedule runs together. Wash, dry, then the painters. You get one estimate, and the same company sees the house through.

How soon after washing can you paint? When the wood is dry. In a dry fall week that's quick. In a wet July week it takes longer. We don't rush it.

What does it cost? It depends on the house. How tall it is, what the siding is, how bad the buildup is. We come look and give you a number in writing.
